Buying Tips for Hilton Head
I provide buyers the most effective search tools and the information needed to secure your home buying investment potential. Because so many Hilton Head buyers live out-of-the-area, experience has taught me how to best meet your needs. Let’s face it, searching for the right location for your second home or the right community to buy or build a home in from afar isn’t easy. I strive to provide you the information needed to give you an idea of what it is like to "Live Like a Local." When you are ready for my assistance, I will be ready to help you find your home in the paradise I call Hilton Head Island.
A Strategy for Buyers
To enhance and maximize your home search results, it is recommended you create a list of the items that would be considered the lifestyle you image and the attributes that you desire from your community and from your new home.
Keep In Mind, Location is KING
Knowing the location type or desired view will help narrow the search. From beautiful golf course homes, and elegant oceanfront villas, to palatial Intercoastal Waterway estate homes, home buyers can find various lifestyle oriented homes available here in the Hilton Head area.
What community attributes do you prefer?
If you love to play golf, the right choice might be a golf course property. For the active couple that likes to play tennis, maybe you should consider a villa in the Sea Pines Plantation or Wexford communities near the tennis courts. For the fisherman or boater, you may want to consider a home with deep-water access.
Know your “affordability factor”.
Do you require a loan to purchase your Hilton Head home? If so, it is recommended you secure a mortgage pre-approval letter. To the seller, offers that include a pre-approval letter carry more weight than those without. If you need help with financing your Hilton Head home, I would be happy to recommend a loan consultant. From my past experience, it can be a real disappointment if buyers view homes in one price point only to find out their qualifying price point is much lower. While we would never ask any buyer to “settle”, we would prefer the buyer be properly matched to the right property.
Are you looking for the security of a Gated Community?
Gated communities appeal to many of my clients. If you prefer the seclusion and safety offered in a gated community, please let me know. Given our coastal location there are a few additional features and amenities you should consider. Buyers are often interested in installed electric generators, and storm resistant roofing materials for added protection.
